As we turn the page to May, we are excited to share this month’s featured project from the 2026 Horner Wall Calendar. This month’s spotlight, The One Ten, is a 50-unit, new construction residential multi-family development in South County, Rhode Island, built by Moran Construction, Inc. and designed by Studio 401 Architecture, LLC. Developed for young professionals and those seeking a low-maintenance lifestyle, the project includes a mix of residential units along with luxury shared amenities, including a pool, gym, and rooftop deck.

Scope & Partnership

Horner Millwork partnered with Moran Construction on the project, supplying more than 500 doors, frames, and hardware sets across the building. For Moran Construction, a family-owned company that both builds and manages its properties, long-term performance is a priority. That approach is reflected in the door and hardware systems selected throughout The One Ten, where durability, consistency, and ease of use were key considerations. The scope included exterior door systems, apartment entry doors, stairwell and corridor openings, public space doors, and all interior doors within each unit.

Exterior & Common Areas

At the exterior and throughout the common areas, the focus was on durability and long-term performance. Commercial hollow metal doors and frames, as well as commercial flush birch doors set in hollow metal frames, paired with commercial-grade hardware, were used in high-traffic areas, including corridors, stairwells, and shared spaces. These openings are designed to handle constant use while meeting building code requirements and delivering reliable, consistent performance over time. Multiple exterior door systems provide electronic access at key entry points while maintaining a consistent look across the property and supporting the daily flow of residents and visitors.

Inside the Units

Inside the units, Horner supplied Architectural Concepts stile and rail MDF interior doors in a 1-panel design. The style is simple and consistent, allowing the doors to be used across all living spaces, including bedrooms, closets, and common areas within each unit. Each residence also includes a mechanical closet, where louvered doors were used to provide the required ventilation while maintaining the same overall door style.

Additional openings throughout the building include flush commercial hollow metal doors and frames at unit entries, helping define the transition between private and shared spaces while maintaining durability in higher-use areas and meeting code requirements. With experience in both multifamily construction and high-end residential interiors, Horner is able to support projects like this with the technical knowledge required for commercial applications, while also offering a range of interior door solutions that bring a clean, modern look to the living spaces.

Execution at Scale

Coordinating and delivering at this scale across a 50-unit building required constant communication and planning. Working closely with Moran Construction, Horner sales representative John Nunes supported the project from start to finish, ensuring that each opening aligned with the project’s specifications, schedule, and performance requirements.
